Guiding a New Build Family Home From Design To Planning Permission

Not everyone will feel comfortable with planning permission guidelines and details when planning an extension – and this can be even more daunting when it comes to designing your very own new build. At Pride Rd, part of what we do is help negotiate this often complex landscape so our clients can realise their dream home.

For this three storey house design in Northenden, Manchester, we were able to achieve planning permission for the client, Claire Beaumont. The design and appearance followed a traditional approach in its form with a gable roof, brick elevations and stone headers and cills and traditional window arrangement.

The title deeds of the property were then split, with the plot then sold with planning permission with a four-fold uplift in its overall value. The house has since been built speculatively, increasing the value even further. In addition, Planning Officers at Manchester City Council noted “the proposed dwelling is of a good quality design.”
