Granny Annex and loft conversion in Winton, Bournemouth
The existing house was a 2 bedroom bungalow, typical of many in the area. There was a large garden and lots of potential in the hipped roof space.
The clients wanted to maximise the potential of this bungalow. This involved creating an extension for their mum, allowing her to have privacy and a safe space. We designed this with the utility room being the shared space between two different zones.
Converting the loft was important to transform the bungalow from a dated design into a long term family home. The roof space was developed with a hip to gable loft conversion which created space for two rooms, a teenage bedroom with adjacent shower room and a designated office space, away from the noise of the reception rooms and with a beautiful view of the garden.
Our concept design workshop helped to work out how the loft conversion would work, how to configure the staircase and visualise the space that could be created. A velux cambio balcony to the front bedroom was added to give added head height and this provides a wonderful view of the sunset that our clients didn’t have before.
The building regulations changed during the project, necessitating more insulation in the converted loft roof space. This reduced head heights and required some rethinking of the bathroom layout. The roof also needed to be completely renewed which added some unforeseen costs to the project. These are important considerations that your pride road architect will talk to you about during your loft conversion project.
The loft conversion has not only created two brand new rooms, allowing the bungalow to be a long term home, but the resulting eaves storage has freed up the garage for storing their car.
The clients are very keen to manage any future care needs of their mum by the family. They love that they have independent living spaces but can choose how much they will interact during the day. The teenage daughter will love having her granny on tap and will be the one who is in and out of the annex all the time

Converting a large victorian villa from flats into a family home with single storey extension and loft conversion
James and Lucy’s 1930s villa in Boscombe East was split into separate flats, making it feel cramped and disjointed. They wanted to turn it into a spacious family home but faced challenges due to the existing layout.
Pride Road worked closely with James and Lucy to redesign their property, combining the flats into a large family home with four bedrooms, including space for a nanny and a games room.
To achieve this, they added a small extension at the back and converted the loft. This included a new grand staircase which stretches up three floors, some complicated structural steels in the loft space and resulted in a new room in the roof space ideal for guests.
The loft conversion meant that the first floor could be remodelled for family use. We created a luxurious master suite with a bathroom and balcony overlooking the extension. Pride Road undertook a similar extension project in the New Forest.
The result is a beautiful, light and spacious family home that blends modern design with the villa’s original features. The building has been optimised for every day life with lots of space for entertaining, having friends and family over to stay and plenty of storage to allow this to be their forever home.
