What Can You Get for a £100k Renovation Budget?

Are you considering home renovations but not sure how much it’s going to cost? Pride Road have recently completed two projects with an average budget of £100k, so you can get insight into what that figure can do for your property.

Two Recent Pride Road Projects with a Similar Budget

Recently, Pride Road undertook two projects that cost around £100k. One was in Heaton Chapel, Stockport and the other in Whitefield, Manchester.

Both had their design work completed last year during COVID and then the building work was started in January 2022, and completed in July 2022.

Let’s look at what the budget brought these two homes.

The project’s main objective in Heaton Chapel was to make the spaces more connected by adding an extension and renovating the ground floor. The £100k budget delivered the following to the home:

  • Single storey extension
  • New kitchen
  • New floors
  • Aluminium-glazed doors
  • Flat roof with lantern
  • New downstairs toilet 
  • New utility room

The ground floor was extended around 3m to the rear to make the living spaces larger, creating an open plan and bringing the desired interconnectivity of the home.

The two-story extension in Whitefield featured a different set of challenges under the same £100k budget. The project required internal reconfiguration to achieve the client’s dream of a more ‘sociable’ home.

The project’s budget included:

  • 2 storey extension
  • Removal of internal wall
  • New doors and windows
  • Reworked U-plan kitchen
  • Laminate, water-resistant flooring
  • Added ensuite
  • Skylight
  • Vaulted ceiling
  • Lounge
  • Master suite

The home was extended on both storeys by approximately 3.5m to make room for the lounge area.

What Was the Outcome of the Two Projects?

Both clients were thrilled with the project’s outcome, as the architects and engineers managed to achieve the project’s goals on time and within budget. They were particularly pleased that £100k had entirely transformed their properties, making them more spacious and feel more homely to themselves and others.

Both homes have yet to be valued by estate agents to see how the works have increased their value. However, watch this space! Client and architect parties have much confidence in a significant price increase.
