The single-storey rear extension at Grangeway, Handforth was a project designed to bring everyday comfort and light into a 1930s family home. At the final completion meeting, Lisa and Alan met with client Mike to hand over not just the space—but the full documentation to support it, now and in the future.
Lisa presented a carefully compiled Health and Safety File, which included:
Planning Permission documents, including both the original approval and the subsequent Non-Material Amendment
A delegated officer report from the local planning authority, offering clarity on what the amendment related to
Building Control compliance declaration confirming that all works had been carried out in accordance with the approved plans
A full set of existing and proposed drawings, to show what was changed and how it was constructed
Structural engineer’s drawings and up-to-date piling calculations, reflecting changes and on-site realities
Pre-start meeting minutes, highlighting agreed action points and safety considerations
Lisa explained the importance of retaining all of these documents with the house title deeds, especially for future sale. Increasingly, solicitors ask for evidence that planning and building control requirements have been fully discharged.
During the handover, the team reviewed specific planning conditions, confirming that:
The project remained within the scope of the approved Non-Material Amendment
The materials used aligned with the application details
The structural solution—while slightly adapted on site—met the necessary loadings and passed through building control
Where there were gaps or updated drawings, Lisa provided annotations and explanations, ensuring everything was clearly understood and accounted for.
