How to Know if Your Roof Space Can Be Transformed
At Pride Road Architects, one of the most common questions we’re asked is: “Can I convert my loft?” The short answer is: it depends. But don’t worry — we’ve outlined the key things to consider so you can quickly assess if your loft might be suitable for conversion.
Here’s your guide to checking the potential of your roof space before calling in the experts.
1. Roof Height: Do You Have Enough Headroom?
The very first thing to measure is the height from the floor to the ridge (the highest point of your loft).

Ideal height: 2.5m

Minimum height: 2.35m
If you can’t stand up in your loft, that’s usually a deal-breaker — unless you’re able to drop the first-floor ceiling. This can work in Victorian houses, where ceiling heights tend to be generous. In contrast, post-1930s homes often have lower ceilings, making this option more difficult and less cost-effective.
2. Stair Access: Can You Get Up There Easily?
A loft room isn’t much good if you can’t reach it comfortably.
The best solution is to place new stairs directly above your existing flight. This keeps circulation logical and avoids eating into key spaces.
Installing stairs in the centre of the loft can reduce usable floor area and headroom, and you may need to move internal walls to make everything work.
3. Type of Loft Conversion: Do You Need Planning Permission?
Some loft conversions fall under Permitted Development, meaning you don’t need planning permission. This usually includes:

A rear dormer (most common)

A hip-to-gable extension (common on semi-detached houses)
However, planning permission is required if:

You’ve already added a two-storey extension

You live in a conservation area or Permitted Development rights have been removed

4. Truss Roofs: A Note of Caution
If your loft has modern W-shaped trusses (typical in 1960s–1990s homes), conversions are still possible — but they’re more complex and more expensive. These require structural work to create usable space, so we’ll weigh up whether the cost is justified.
